This quiet Rye Bed and Breakfast, set in secure grounds with plenty of parking overlooks the Romney marshes with views toward Camber Sands and the English Channel. We are a short walk of around 700 yards to Rye High street with excellent places to eat within half that distance.

We take pride in providing a child-free environment for our adult guests. We do make exceptions for private, exclusive use gatherings where children are warmly welcomed. Unless you are taking over the entire property you will not see any children here.

Our primary focus has always been on catering to the needs of adults, recognizing their need for a well-deserved break. We like to start the day with a delightful “Bubbles at Breakfasts” experience, as your day winds down, we offer complimentary nightcaps for a perfect night’s rest, ensuring tranquillity and relaxation. We are naturally LGBTQ - Gay friendly.

Late Breakfasts Included
The breakfast service can start as early as 9am, and if you prefer a more leisurely start, arrangements can be made for it to begin as late as 10am. We can discuss this over a complimentary glass of wine upon arrival.

Family Functions Group Bookings and Weddings
For those special occasions such as Wedding Anniversaries, Celebrations of life or even Senior Management meetings we do have other facilities we can include that are not shown here, please get in touch with your objectives and we can probably help you.

Wedding Celebrations are always "exclusive use" so if it's your wedding or you are attending a wedding you will never encounter Guests who are not within the Wedding Party.

Mobility Issues?
We do have a lift that is not for general use however it is suitable for narrow wheelchairs, access to the building is up a five inch step, a ram is available on request, accessible accommodation is available however a phone call to clarify expectations and facilities would help on +441797222220
